There is no set fee for the appraisals we prepare. The work requirements for each commercial appraisal, land appraisal and complex residential appraisal vary. We review the assignment as described, the subject property characteristics, the purpose of the appraisal (financing, purchase/sale/ estate, litigation etc.) the type of appraisal required and the basic public information available regarding the subject property before submitting a proposal or bid. If you are looking for nothing but the cheapest fee, and do not care about proper format for your purpose, reliability, adherence to required professional standards, and thoroughness of the appraiser and the work, then please look elsewhere for an appraiser with minimal qualifications, experience and standards. We take pride in our work product. For a slight difference in fee, we offer a superior, reliable analysis.
How Reliable is an Appraisal?-----How Do Appraisers Differ?
Susanne Curran is a highly experienced and qualified professional appraiser who has top credentials in her chosen areas of appraisal specialization. She has achieved the top professional designation “MAI, Member, Appraisal Institute” for commercial appraisers and has earned other real estate designations. There are significantly more requirements necessary to earn the MAI than simply qualify for a state appraisal certification. These include hours of Appraisal Institute coursework, years of qualifying appraisal experience and an adjudicated commercial Demonstration Report. Also Ms. Curran earned a Master’s Degree in City and Regional Planning from Rutgers University, which is highly applicable to appraisal of land and proposed properties, in addition to partially completed properties. She also has years of work experience in this field and earned the Professional Planning license in the state of New Jersey and the AICP designation from the American Institute of Certified Planners. This background also qualifies Ms. Curran as an expert witness in zoning and land use cases, in addition to her appraisal qualifications for expert appraisal testimony. She is a qualified appraiser under IRS guidelines. She prepares Tax Appeal appraisals.
Ms. Curran is a qualified and experienced Instructor for commercial appraisal courses and seminars sponsored by the Appraisal Institute. She has published demographic and economic projections and authored articles on these topics. She has work experience for a national Real Estate Market Analysis firm in New York City: REIS Inc. (www.REIS.com) and traveled nationwide to meet with local market players and government officials to in various real estate markets to identify emerging trends published for REIT, developer, finance and other subscribers.
She has been employed by banks and also worked for the federal Resolution Trust Corporation for five years. RTC analyzed, managed and disposed of $400 billion in distressed real estate loans and properties. She has appraised many distressed properties.
Ms. Curran was appointed to a county board which developed the plan for passing an $86 million dollar bond issue for Open Space. She served as the real estate appraisal expert on the board. She also has over 20 years experience as a Review Appraiser for various banks, corporations and public agencies. She is qualified for PENNDOT and NJ DOT appraisals.
