ABOUT

Susanne M. Curran MAI, AI-GRS, MCRP, CRE, has over 30 years of experience analyzing complex commercial real estate and identifying market demand influences. Her experience includes decision support for US Government agencies, leading teams of review appraisers in banking and government roles, and creating self-researched and written commercial market analysis report for REIS.COM in national markets.

Also, she is a specialist in Conservation Easement appraisal and instructs the Appraisal Institute course on this topic. Susanne is cited in the US Senate Finance Committee report of August 2020 on conservation easement syndication fraud as the only “outside advisor”, who reviewed a fraudulent appraisal report which ultimately formed the basis for IRS lawsuits against multiple appraisers who wrote fraudulent appraisals and contributed to approximately $10.6 billion in total fraudulent tax write-offs. Descriptive information on the fraud is found on p. 3 – total tax write-offs, p. 5 – appraiser Claud Clark III, p. 47-Chapter 8 – Inflated Appraisals and p. 49 footnote #100: Susanne M. Curran supporting review letter. Her review letter is also listed in the Exhibits at the end of the report.

Her varied background also includes serving as TEAM LEAD of the commercial appraisal review team at BB&T Bank (TRUIST) in the Philadelphia market region, and TEAM LEAD of the appraisal review team supporting the NJ DEP Green Acres land/parks acquisition department

Susanne holds the MAI designation from the Appraisal Institute, and teaches many of the required courses. She also holds the AI-GRS General Review Theory designation and teaches the qualifying course. She also instructs the AI Valuation of Conservation Easements course which provide specialized professional education. Also, she is one of a select group of experienced appraisers and instructors who teach the national appraisal USPAP Standards which all licensed or certified appraisers must take every two years (7hr seminar). She is an expert review appraiser who can identify the strengths and weaknesses of any real estate appraisal report, and achieve workable solutions to complex real estate development and valuation problems.
